Ridgeway Colorado Alpaca Barn hail damage

This is a 10,000 + s.f. Alpaca Breeding facility with loft and apartment located in beautiful Ridgway, CO. This unit was damaged by a recent hail storm.  The building was pressure washed to remove old stain and to even out the damaged areas. We then stained the 4500 + s.f of cedar (and pine) siding with a semi-transparent stain to give this barn a much needed facelift.

Total estimated cost is $5700.00 and took 7 days from start to finish.  Total cost is estimated as we were contracted to perform just the staining labor of this job by a friends company and we do not have permission to publish their price. Please note: Estimated cost is based on what we would have charged from start to finish with materials.

The application was using a sprayer and then back brushing.

Special precautions and safety were taken for this livestock environment.

Budget log home staining to help sell during a tight market

A local log home company bid $44,000.00 to renovate the exterior of this custom built, 4 bedroom log home. Our bid for the same exterior renovations was $22,000.00 . Unfortunately due to an extremely tight real estate market the home owner was left with little money to renovate their home.  After reducing our services to $12,000.00 and then to $4,600.00 we finally decided to make minimal chinking repairs, pressure wash the exterior and stain the logs. The final decision was based on the home owners financial availability and the decision was made "to just help sell the home". Total cost $3450.00

This project took 4 days to complete.

Before, during and after pictures are included.

Before any work.

Grey, weathered, damaged logs.

Rotten chinking.

Poor maintenance.

Uneven color.

Damaged logs.
We begin with a thorough pressure washing.

Corner Comparison: Notice the new color on the left versus the old logs on the right.

Looking nice again!

Nice even color.

Even though there is damaged/discolored wood, the semi-transparent stain does a great job!

Finished Front.

Wood Pecker holes repaired.

Chinking repaired.

Corner comparison: Both sides done.

Customer quote:  "Awesome, I LOVE IT, thank you!"

Please keep in mind, wood has natural characteristics that are perfect to nature but not to us.  Also, this was a budget job, this home was neglected for years and much is required to bring it back to new standards.

Recent work 2010

This home is a rental property in Delta Colorado that was well abused and needed a full interior face lift.  This home was covered in tobacco smoke film, pet hair and waste.  The tenants neglected the property and the senior owner wan't able to inpect the property monthly and trusted the tenants to inform her of the condition; needless to say they did not look after her best interests.  Total job cost: $11,000.00  Total job turn around: 30 days. Estimated average repair cost from our competitors was $23,000.00

Complete makeover included: New bathroom, interior paint and floor coverings with new light fixtures . Restoring the kitchen while keeping existing cabinets and counter tops,  2 new windows, new blinds, new faucets, minor roof repairs, new facia wraps, plumbing repairs to main drains, electrical repairs, and numerous other little repairs such as hauling tenant trash, yard clean up, tree trimming, door repairs, etc.

Each photo is a before and after of the same spot...some photos were taken during the tear out process had already begun.

Bathroom Floor had almost completely rotted out.

Sink and cabinet area was terrible, we removed the old sink and cabinets, rearranged the layout and made it serviceable, more spacious and useable while sticking to a tight budget.

The result was budget concious, quaint, useable and beautifully built bathroom.

We turned a dirty, abused and unsightly house into a clean, presentable and livable home, complete with new paint, light fixtures, plumbing and electrical repairs, new floors, and some new windows; as well as some exterior repairs.

Although we felt the exterior needed a paint job, the owners budget only allowed for minor repairs to the exterior.
