Budget log home staining to help sell during a tight market

A local log home company bid $44,000.00 to renovate the exterior of this custom built, 4 bedroom log home. Our bid for the same exterior renovations was $22,000.00 . Unfortunately due to an extremely tight real estate market the home owner was left with little money to renovate their home.  After reducing our services to $12,000.00 and then to $4,600.00 we finally decided to make minimal chinking repairs, pressure wash the exterior and stain the logs. The final decision was based on the home owners financial availability and the decision was made "to just help sell the home". Total cost $3450.00

This project took 4 days to complete.

Before, during and after pictures are included.

Before any work.

Grey, weathered, damaged logs.

Rotten chinking.

Poor maintenance.

Uneven color.

Damaged logs.
We begin with a thorough pressure washing.

Corner Comparison: Notice the new color on the left versus the old logs on the right.

Looking nice again!

Nice even color.

Even though there is damaged/discolored wood, the semi-transparent stain does a great job!

Finished Front.

Wood Pecker holes repaired.

Chinking repaired.

Corner comparison: Both sides done.

Customer quote:  "Awesome, I LOVE IT, thank you!"

Please keep in mind, wood has natural characteristics that are perfect to nature but not to us.  Also, this was a budget job, this home was neglected for years and much is required to bring it back to new standards.
